Iron Insight
Capabilities

What the model covers.

Iron Insight is one continuous financial model. These four areas describe the ground it covers, from the first site assumption to the finished presentation.

Property, Program and Costs

Establish the site, the physical program and the schedule, then build the development budget from land through hard costs, soft costs, contingency and credits.

Financing and Capital

Size construction and permanent debt against the limits a lender actually applies, carry the interest correctly and show the equity the project requires.

Strategy and Scenario Comparison

Weigh selling on completion against holding, compare downside, base and upside cases, and see the return measures that belong to the strategy you chose.

Reports and Presentation

Turn the same model into a written analysis and a presentation, so the numbers shown to a lender or partner are the numbers you underwrote.

Data connections

Stated plainly, never oversold

Operational means running for every organization. Available when configured means it works once a valid key is supplied. Planned means the model supports it, but it is not wired end to end yet.

Operational

  • U.S. Census

    Demographic and housing context.

Available when configured

  • Mapping and location

Address validation, mapping and location context.

  • Rent and sale comparables

    Comparable rents and sale prices.

  • Economic series

Published economic indicators, shown with source and date.

  • Short-term-rental benchmarks

    Nightly rate and occupancy benchmarks.

Planned

  • Property records

    Parcel and ownership records.

No connection is required. Assumptions and comparables can be entered by hand, and the analysis runs the same way.
